A Private Art Museum in the Heart of Tianmu

CHIRON PROPERTY introduces OSMOSIS, a boutique residential development in Tianmu, Taipei, bringing together considered architecture, refined materials, and a health-conscious approach to contemporary living.
Located in a quiet lane off Tianmu East Road, the project site occupies a corner lot with frontage on two streets. The surrounding neighborhood offers convenient access to established retail destinations, green spaces, and international schools. Shin Kong Mitsukoshi is approximately a three-minute walk away, while Tianhe Park and Donghe Park are within a four-minute walk. Nearby amenities also include Tianmu SOGO and Dayeh Takashimaya, while Taipei American School and Taipei Japanese School are located within an approximately 500-meter radius. Together, these amenities offer convenient access to shopping, education, and outdoor spaces within an established urban neighborhood.
A Holistic Approach to Residential Well-Being
Health and well-being are central to the planning philosophy of OSMOSIS. According to project information, CHIRON PROPERTY is applying for WELL for Residential (WFR) Mid-stage Certification, with third-party review covering key aspects of the residential environment, including air and water quality, lighting, acoustics, thermal comfort, and healthy living.
The project is also planned to pursue the Intelligent Building Label, the Seismic Design Label, and the Silver-level Green Building Label. These initiatives reflect an integrated approach to residential planning, with a focus on health, safety, and environmental sustainability.
A Collaborative Vision in Architecture and Design
OSMOSIS brings together a multidisciplinary team spanning architecture, structural engineering, lighting, and public-space design. Architectural design is led by architect Chien-Hsun Lu, with structural engineering by Chang Ying-Chih of Envision Engineering, lighting design by Uno Lai of UnoLai Lighting Design, and public-space design by Hsu-Yin Chen of Bass Design.
The design approach considers the building as a cohesive whole, integrating architectural massing, façade proportions, spatial circulation, material selection, and lighting. Inspired by the concept of a private art museum, the project translates the sensibility of a curated space into a residential setting, balancing architectural expression with the practicalities of everyday living.
Thoughtfully Planned Residences and Refined Specifications
With residences ranging from 63 to 86 m², OSMOSIS is designed to bring natural light and ventilation into everyday living. Each residence features natural light from three sides, while every bathroom is equipped with a window.
Shared spaces are defined by generous ceiling heights, layered platforms, and natural daylight, creating a lounge-like setting inspired by the atmosphere of a private collection space.
The interior specifications feature a curated selection of international brands, including CESAR Italian kitchens, Silestone countertops, NIHON FLUSH doors, BOSCH and Electrolux appliances, Hansgrohe fittings, and TOTO sanitaryware. From kitchen systems and countertops to door fittings and bathroom fixtures, the selection reflects a consistent design language and an emphasis on everyday functionality.
Guided by its brand philosophy of Modern Living, Light Luxury, Elegant Style, and Heartfelt Life, CHIRON PROPERTY seeks to extend the concept of boutique residential living beyond architectural aesthetics and material selection. Through the integration of architecture, interiors, lighting, and equipment, OSMOSIS brings together design, health-conscious planning, safety, and long-term residential quality in a considered approach to contemporary living.
Celebrating Tianmu Through Local Heritage

To mark the official launch of OSMOSIS, CHIRON PROPERTY has partnered with CHUAN TUNG, a local bakery with more than 40 years of history in Tianmu, to introduce the limited-edition Tianmu 1980 pastry collection.
Inspired by memories of Tianmu’s golden era, the collection draws on the neighborhood’s ice cream parlors, street-side cafés, and the once-famous beer street, translating these local references into three French-style pastries.
The collaboration extends the experience of OSMOSIS beyond architecture and materials into taste, memory, and local culture. By working with a long-established neighborhood brand, CHIRON PROPERTY seeks to create a meaningful connection between contemporary residential design and the distinctive character of Tianmu.
