A new residential development has entered Taipei’s Tianmu market as CHIRON PROPERTY introduces OSOMOSIS, a boutique residential project on a 126-ping (approximately 416-square-meter) site along Tianmu East Road. Designed by renowned architect Chien-Hsun Lu, the development embraces a wellness-oriented approach and the concept of an “Art Museum Residence,” reflecting the distinctive lifestyle preferences of Tianmu residents.
At a press conference held on October 7, Lu praised the project’s design, highlighting its dual-street frontage, interior lightwell and three-sided natural lighting in every residence. The arrangement promotes natural ventilation and bright interiors, while placing building service pipes outdoors helps maximize interior space and simplifies maintenance. Together, these features led Lu to describe the project as a near-perfect design.
A Well-Connected Location in Tianmu
OSOMOSIS is located on Lane 43, Tianmu East Road, near Zhongshan North Road. Shin Kong Mitsukoshi is approximately a three-minute walk away, while Tianhe Park, Donghe Park, Tianmu SOGO, Dayeh Takashimaya, Taipei American School and Taipei Japanese School are also nearby.
A New Perspective on Residential Living
Founded in 2019, CHIRON PROPERTY represents a new generation of real estate developers. Chairman Lo Kuang-wei, aged 31 at the time of the report, previously introduced CHIRON Quarry in Beitou’s Qiyan redevelopment district. The 51-unit project sold out within a short period, making OSOMOSIS the company’s second residential development.
Lo observes that Tianmu residents place considerable importance on quality of life and a relaxed pace of living, and are less drawn to the conventional real estate approach of expressing luxury through elaborate ornamentation. He believes that developments capable of reflecting the spirit of the local community and resonating with residents’ distinctive sense of place can still earn strong market appeal.
This understanding informs CHIRON PROPERTY’s approach to its brand identity, reception center and shared spaces, with an emphasis on creating a comfortable and relaxed residential environment through a departure from conventional design approaches.
Design Inspired by Tianmu’s Local Heritage
To strengthen its connection with the neighborhood, CHIRON PROPERTY has collaborated with Chuan Tong Bakery, a local establishment with more than 40 years of history, to create the limited-edition Tianmu 1980 pastry gift collection.
Inspired by memories of ice cream, neighborhood cafés and Tianmu’s former “Beer Street,” the collection reinterprets elements of the district’s golden era through three French-style desserts. The collaboration reflects the company’s effort to connect its brand with the local culture and collective memories that shape Tianmu’s identity.
Boutique Residences with Carefully Considered Details
OSOMOSIS offers residences ranging from 19 to 26 ping (approximately 63 to 86 square meters). The shared spaces feature generous ceiling heights, layered platforms and natural daylight, creating a lounge environment reminiscent of a private collection.
The development incorporates Italian kitchen cabinetry by CESAR, Silestone countertops, and products from NIHON FLUSH, BOSCH, Electrolux, Hansgrohe and TOTO.
The project was scheduled for its public launch at the end of October 2026, with the asking price per ping yet to be announced at the time of publication.
